These are things to be done before constructing a house in Bangalore.
Identify your property Khata. What is Khata ? It is a certificate that contains details of particular property like it includes Owner's details,tax assessment,built-up area, site location, size, carpet area and a property identification number.Now there are two types of Khata : A Khata and B Khata. What is A Khata ? A khata is a permanent certificate, which is obtained all the requisite approvals.If you have this certificate it is easy sell or transfer the ownership of the property and also to get loan approvals. What is B Khata? A khata is a temporary certificate or termed as unauthorized.If you have this certificate then you are not allowed to sell or transfer owner ship of the property.After obtaining a clearance from concern authorization you can upgrade from B khata to A khata.

Finding a Contractor. It means you need to find a person who can execute your project just as you said in a given stipulated time with the budget allotted. Choosing a wrong contractor can lead to loos of money and time.
Estimate the budget It's a step to prepare yourself with the required finance.Currently in Bangalore an average construction rate is Rs 1,499 per sq ft. Depending on site size ,adding up building materials,In addition you need to take certain approvals from concern teams(BBMP, BDA, BWSSB) you can sum up to a result of amount.However if you have opted for a loan then the bank will not provide you with full amount therefore apart from loan amount you need to have in-hand few lakh just like a down payment.
Testing of soil. You need get the soil of your property tested before constructing a building as the foundation depends on the type of soil therefore the suitability can be predicted for your project.
Approval of plan. Most important thing is to get approval from BDA for your layout. For this you need to fill an application with attested
khata certificate,
last few years tax receipts of the property,
Mother deed and Grant deed or Gift deed (evidence of property ownership)
KYC (Passport, Voter ID, NREGA card, PAN card and Aadhaar card)
Choosing building material. Now a days certain materials is easy and reasonable, price vise if you make an online shopping.Get more option and pay less.
Sanction of temporary connection. As you know for construction you need water supply and electricity to get the same on temporary basis you need sanction from BESCOM.I believe by paying refundable deposit of Rupees 8000/- you can get the approval.
Execute the plan. Once above mentioned are complete now you can move further with construction.Best time to construct house would be between September to March. Hope this was informative
